BROWARD COUNTY, FL – The Broward County Condominium Structural Issues Committee
will vote on the recommendations they have developed at their final meeting
on Friday Sept. 17th at the Governmental Center, 115 S. Andrews
Ave., Room 422 in Fort Lauderdale at 10AM.
“We’ve had more twenty-five
hours of hearings on this issue. We’ve received testimony from the public and
experts. Board members have submitted their recommendations that will be
brought forward to the Florida Legislature, state, and local agencies. Tomorrow we will discuss them and take a
final vote for approval. These
recommendations have the potential to change processes and procedures that
will result in safer builders,” said Mayor Steve Geller.
Mayor Geller assembled
the Committee after the tragic collapse of the Champlain Towers in Surfside.
- The recommendations
cover a broad range of topics that include (but not limited to):
- · Changing the
process for Condominium Associations when it comes to waiving building
revenue reserves.
- · That the Building
Safety Inspection Program be modified to require inspections of buildings
that are at least thirty (30) years old.
- · Requiring a
condominium reserve study be performed and distributed to all unit owners and
that a larger majority of the unit owners be required to approve the waiving
of reserve accounts.
- · Mandatory insurance
for condominium buildings. (Current
law states “best efforts to acquire insurance.”)
- · Increased
disclosures to prospective purchasers of condominium units, including reserve
accounts and waivers
Committee members
include Florida Senator Perry Thurston, Florida State Representatives Michael
Gottleib, Chip LaMarca, Lauren Book, Fort Lauderdale Mayor Dean Trantalis,
Hallandale Beach Mayor Joy Cooper, Hollywood City Commissioner Caryl Shuham
and Weston City Commissioner Mary Molina-Macfie. Experts in condominium law,
engineering, condominium real estate, a representative from the Board of
Realtors, several Broward County officials, and representatives of several
condominium associations are also Committee members. The Chair of the Broward
Board of Rules and Appeals (BORA) is also a participant.
